This is a 3000 sq. ft. flat roof with a urethane foam coating. The coating is over 25 years old, and I'm starting to get some drips when there is an ice thaw on the roof. It doesn't leak at all during a hard rain. There are a few settled spots where ponding occurs. When that ponding freezes, it has nowhere to go but down when it melts.

I've seen too many surrounding area buildings with roofs that have collapsed due to years and years of neglect. I'm not going to let that happen to mine.
